Do I get a real deed to the property? ▾
Yes. Once you complete all payments, we transfer a warranty deed to you — you own the land free and clear. We handle the deed recording with the county recorder.
What happens if I miss a payment? ▾

Can I visit the property before buying? ▾
Yes — we encourage it. Every listing includes GPS coordinates you can plug into Google Maps or drop into your phone. The land is accessible before you buy.
Can I put a manufactured home or trailer on this land? ▾
It depends on the parcel's county zoning designation, which is listed on each property page. Most of our rural Arizona properties allow manufactured homes — but confirm with the county planning department before purchasing. We're happy to help you find the right contact.
Are there HOA fees? What about property taxes? ▾
Most of our rural properties have no HOA. If a parcel has HOA dues, that's noted in the listing. Property taxes are the buyer's responsibility during the contract period — the annual tax amount is typically very low on undeveloped rural land in Navajo County. How do I sign? Do I need a lawyer or escrow? ▾
No lawyer or escrow company required. You sign the land contract online through a secure digital signing portal — it takes about 5 minutes. Down payment is collected securely at signing. No closing costs, no title fees, no surprises.
Can I pay it off early? ▾
Yes. No prepayment penalty. You can pay off the remaining balance at any time. Once paid in full, we record the warranty deed to you promptly.
